Conditions for obtaining service

 

 
• Personal attendance of the concerned individual or his delegated or the authorized individual.

• The difference in value between  the two exchanged properties must not exceed 30%.

Notes

Exchange: The exchange of a plot / apartment /floor , with another, or shares of a plot in exchange with another whole plot, or the exchange  of shares of a common plot with shares of another common plot, given that the amount of shares is reserved between the partners in the plot being exchanged. It is also permissible to exchange shares or plots whose area is located in more than one village, even if it was a subordinate to more than one land registration directorate, provided that the difference between the difference in value between the two exchanged properties must not exceed 30%, relative to the value greater than or less than the value estimated by the competent department of land and real estate subject to exchange.

Procedures

1. The applicant shall fill in the application for exchange, and attach the required documents then submit the application to the receptionist.
2. The receptionist shall request the concerned person to seal the request from the ministry of finance / "Musakkafat Directory" and the regulatory authority (Municipalities) if the land is owned.
3. The receptionist audits all the seals and papers required to register transaction and place it in a real estate file. 
4. Refer to the registration department (Auditor), to audit all the papers of the transaction with the real estate register.
5. The transaction is transferred to the technical department (Valuator) t : 
Estimate the exchanged property and ensure that the difference in value between the two, does not exceed 30 %.
Issuance of the estimation card and in case the exchange was between more than one registration directorate, the estimation of the real estate will be done in the directorate in which the transaction was submitted to first and then it's sent to the Directorate where the other property is, for an estimation of the value of the real estate.
6. The transaction is sent to the registration department (the valuator) to audit all the transaction papers.
7. The transaction is transferred to the Registration director to approve the estimated value and request the approval of the Valuation Committee for the estimated value.
8. The transaction is transferred to the Registration department to audit the paper with the registration bond and transaction papers, as well as organizing an exchange contract. 
9. The transaction is transferred to the technical department/ valuator for calculating the fees and issuing a collection order.
10. Refer to the cashier to pay fees.  
11. Refer to the listener of the acknowledgment to listen to the acknowledgment. Acknowledgment listening is also possible in any of the directorates based on the concerned person's wish.
12. The transaction is transferred to the registration department for auditing and executing the transaction. 
13. Issuance of a new registration bond

Required Documents

 

1. Recent registration certificate.
2. Recent land plan.
3. Recent organizational plan for each plot of the real estate be exchanged, within the borders of the(municipality)
4. The identifications of all parties in the transaction.
5. A legal power of attorney, fulfilling all conditions and stating the exchange for the absent parties.
